10 Things I wish I knew before I built a tiny house.

1. Trailer don’t skimp on the foundation. Be sure axles are rated for the weight. 10K GVW over is CDL gray area.
2. Weight, understand how much the house will weigh and what will be required to safely pull the house. Keep it balanced.
3. Budget, stretching it is good, but will compromise the time. Cost vs. your time and the overall length of time to build.
4. Building tiny is different than living tiny, are you in the mind set. Ready for the lifestyle change. What are your needs? Eat Sleep poop and reproduce. Understand your life journey and what your short and long term goals are.
5. 102” and 162” Understanding legal road limits.
6. If it looks like it will leak it will leak, sky lights and adequate roof pitches. Valleys and end wall flashing.
7. Don’t try and cram too much in. Sounds great, looks wonderful on paper, but very overwhelming to build too much in too little space. Allow the design to remain fluid throughout.
8. Hire a professional when it comes to mechanicals. Plumbing, Gas, and electrical is best left up to a professional. Technicians are required by state codes to stay on top of ever changing regulations. Built to national code standards whether RV or house.
9. Doors and Windows are expensive, use millwork that seals tight. No single pane windows and no handmade doors. Stick with new or gently used doors and windows. Allow the house to breath for heathy atmosphere. Ventilate roofs, add both cooking and bathroom fans.
10. Fresh water
Water weighs 7lbs per gallon. Each person requires a gallon of water per day. Carrying it becomes quite a chore the novelty quickly wares off.
Waste Water
Compost toilets are difficult and require maintenance. They are not at all what they are cracked up to be. An outhouse is so much more efficient.
